A two million dollar view!

Approximately 2 acres of land along the top a ridge commanding a dramatic view of the Atlantic Ocean on one side and the quaint Village of Calibishie on the other side. The property is located just beyond Savanne Paille settlement and left on a road that passes through a number of active banana farms. There is a one-lane concrete road approx 250 feet long along the top of the ridge on the property. There is a local trail to the village of Calibishie approximately a 6-minute walk to the centre of the village. The land is about 600 feet above sea level and 1200 feet back from the ocean.

There are two approximately 1-acre lots. The first lot features a small gazebo with two dramatic views; the Atlantic Ocean, the French islands of Les Saints and Guadeloupe and the other view overlooks the village of Calibishie, the bay and Red Rocks. The Gazebo has a small secure garden shed and an approximately 1700-gallon water cistern. The water is piped to the house. There are a number of fruit tress including Coconut, Banana, Guava, Avocado and Mango. The grounds around the gazebo are planted with many exotic tropical flowers including several varieties of Ginger, Coral trees, Poinsettias, Palms, Oleanders and more.

The second lot has a small two-bedroom house built in 2008. Approx. 1 acre, the land starts at the top of the ridge marked by a row of coconuts and goes to the bottom to a dry stream. The house is two stories. The ground floor features a kitchen/ living area, bath with shower and one bedroom. There is a small covered veranda overlooking the valley and with a view of the Atlantic Ocean. This can be used as a small rental unit or as a guest room.



The second floor features a wrap around covered veranda (with a pent roof). There are dramatic views of the Atlantic Ocean, The French Islands, the sea crashing into rocks along the shore, the valley and the mountains to the west and north west . . . Spectacular sun sets are common! There is a full kitchen with a pass through to the covered veranda. The sleeping area is through a set of double doors opening onto the large veranda. There is a bathroom with walk in shower.

The unit is designed for “out door” tropical living. The walls and windows are set to catch the cool breezes of the ridge. The location is such that any other building will never obstruct the view.

The house is built with security, ease of cleaning, a possible income and low cost long-term operations in mind. The building is “off the grid”, meaning no invoices from Domlec (the local power utility)! There are 800 watts of solar panels and a 3KW inverter. If needed, more solar panels can be added to the roof as well as additional battery storage capacity. Water is collected off the roof as well as from the gazebo. Additional water storage can be easily added. A reverse osmosis filter in the kitchen sanitizes your drinking water. If preferred, it is possible to connect to the grid, as the primary electrical power lines are only approximatley 600 feet from the house. Dowasco (Dominica’s water supply company) has pipelines at the base of the valley approx 800 feet from the property.

The parts of the two lots not used for the house or gardens are currently farmed under a contract with a local farmer. He plants bananas, ground provisions and coconut in the unused parts of the land. The profits go to him to sustain his family. This is done to prevent the unused land from becoming over grown. The contract, which runs in four year increments, can be cancelled, or renewed at the option of the buyer for $1.00 EC per year.
