General Description of the Villa's.

There are three basic villa models: a bungalow version for the relatively flat areas and two, two-storey versions for the North- and East-facing sloping lots. These are shown in Fig. 1 as Villa Type A, B, and C respectively. All three models have a common theme as far as the basic layout, room sizes and style. Generally, the style includes such traditional elements of Caribbean Architecture such as half hipped roofs, dormers, deep verandahs and jalousie windows. Not only do these elements provide an esthetic , but they also help to improve natural shading and cooling of the buildings. Structurally, the houses have been designed and costed as concrete frames with block infill and timber-framed roofs with corrugated metal sheeting.

Due to the changes in slope and other varying site conditions such as views and prevailing breeze across the Development, each house will need to be customized slightly, particularly at foundation level. The basic version of each model has 1.5 bedrooms: a private bedroom with en-suite bathroom as well as another room that can be temporarily closed off to serve as a guest room when need. For most of the lots, one or two additional bedrooms with en-suite baths can be built onto the basic house models. These extensions have been designed so as not to obstruct the views and natural air flow of the neighbors.

As mentioned above, the layout and room sizes are more or less the same for the basic versions of each model. The table below lists the spaces provided and their sizes.

In addition to the space listed above, each villa has a large storage closet capable of holding a washing machine. The bungalow and the North-facing villas are also equipped with a covered carport.

As the villas on the sloping lots have their bedrooms on the lower floor, a powder room will be added to the main living (upper) floor.
