General Description of Site.
The site is located along the top of a an inland ridge overlooking the Calibishie Bay. The one-acre development slopes gently from the South-West corner to about the center of the site, where it then drops more steeply to the North and East opening the view of the ocean and neighboring French Islands of Marie Gallante and Les Saintes. To the West and South, the views are of cultivated slopes and the mountains in the distance. The Development itself is part of an abandoned agricultural plot, so there is no vegetation other than scrub ground cover. Part of the developers' concept is to replant indigenous trees and shrubs for shade, privacy and general aesthetics.

Lot Layouts and Infrastructure
As illustrated in Fig. 1, the property will be divided into 7 lots averaging 5,000 square feet (465 square meters) in size. The minimum set backs between buildings and the maximum areas available for building have been specified and logged with the Municipal Authority so as to improve privacy and prevent over-crowding. These regulations also allow each property owner sufficient space to customize and add value to their lots with personalized landscaping and garden structures such as gazebos and plunge pools.

Access to the Development is provided by a farm road that runs along the Western boundary of the site. The new road into the Development will come off this public road about halfway along the Western boundary and curve along the contours of the site in a 'J', providing access to the four lower and one of the upper lots of the Development. The two remaining upper lots will have driveways directly off the public farm road. All Development roads including the section of public access road bounding the property will be paved with two concrete wheel tracks as a minimum, and will have sufficient drainage to deal with the surface run off.
The Developers will also provide pipe-borne water and telephone lines in underground conduits to each lot. Currently, there is no 'mains' power available in the area of the Development. Each lot will need to have its own independent off-grid power system. The Developers can provide the systems and installation services as requested.

Sewage and gray water will be handled by independent on-site septic tanks and dispersal fields, the cost of which have been included in the construction cost of the villa's.
